How do the April 2025 SDLT changes affect Liverpool buyers?
In September 2022, temporary cuts to Stamp Duty were introduced, raising the tax-free threshold. These cuts expire on 31 March 2025.
For buyers in Liverpool, where the average property price is significantly lower than the national average, the impact varies:
- First-Time Buyers: The threshold drops from £425,000 to £300,000. Because many terraced houses and apartments in Liverpool (even in premium postcodes like Aigburth and Mossley Hill) fall below £300,000, many local first-time buyers will still pay £0 in SDLT.
- Home Movers: The standard threshold drops from £250,000 to £125,000. This means if you are buying a family home in Liverpool for £250,000, you will go from paying £0 (before April 2025) to paying £2,500 in SDLT.
- Investors: The 3% additional home surcharge remains, meaning a £150,000 buy-to-let terraced house will incur £4,500 in stamp duty.
